Report Highlights
Market OverviewRegina's commercial market is heading into the final quarter of 2026 on solid footing. Strong population growth, limited industrial supply and a slow but steady office recovery are shaping where I see opportunity for investors and business owners. Regina's commercial market is heading into the final quarter of 2026 on solid footing. Strong population growth, limited industrial supply and a slow but steady office recovery are shaping where I see opportunity for investors and business owners. Here is my read on recent numbers (data from Q1 to Q3 2026, as noted for each figure).
Industrial: Supply Remains Tight
- Asking rents range from about $11.50/sq. ft. in West Regina to $14.51/sq. ft. in the RM of Sherwood (Colliers data, as reported in the City of Regina's 2026 Growth Monitoring Report).
- Colliers' Q3 2026 report expects high construction costs to keep limiting new development.

Office: Recovery Is Real, but Selective
- Colliers reported average office asking net rent of $13.77/sq. ft. in Q2 2026.
Quality space is leading the recovery. Older buildings still face pressure, which gives tenants room to negotiate and gives value-add investors a window.

Retail: Strong Outside the Malls
- Neighbourhood and suburban centres anchored by grocery, food and service tenants remain in demand. Weakness is concentrated in enclosed malls and some large downtown vacancies.
Land and Pricing
- Serviced industrial land is asking roughly $214,000 per acre in the RM of Sherwood up to $682,000 per acre in the Warehouse District (Colliers data, as reported in the City of Regina's 2026 Growth Monitoring Report), and land inside city limits continues to command a premium.
- Nationally, CBRE's average all-property cap rate edged down to 6.58% in Q2 2026, a sign that pricing is stabilizing. CBRE does not survey Regina.
What's Driving Demand
The City of Regina reports the city grew by about 3.7% per year from 2022 to 2025, well ahead of the 1.5% long-term projection. More people means more demand for neighbourhood retail, service space, logistics and housing-related industrial users.
Shaheen's Take
In my view, Regina rewards disciplined buyers. In my view, industrial and well-anchored retail are among the most competitive segments right now, while office and older assets offer room to negotiate for the right investor or tenant. Whether you're buying, selling, leasing or repositioning a property, I'd be glad to walk you through what these numbers mean for your situation.
